Insurance Companies Now Require Smart Shutoff Valves
Many California insurers now require an automatic water shutoff valve before they will renew your policy — especially for older homes or homes with prior water damage. The reason is cost: water damage claims average over $11,000, making them one of the most expensive claims a carrier pays.
A smart water shutoff valve continuously monitors your plumbing, detects leaks and abnormal flow, and automatically shuts off your water before a small problem becomes a flooded home.
We handle everything — the install AND the insurance verification letter your carrier needs. One visit, fully covered.
What We Install
Moen Flo
Whole-home auto shutoff with leak detection. Available in 3/4", 1", and 1 1/4" to fit any main line.
Phyn Plus
High-definition pressure-wave sensing detects leaks down to individual fixtures, with automatic shutoff and app alerts.
Other Smart Monitors
We install and configure additional smart water monitors and shutoff systems with full-home protection and app alerts.
Not sure which is right? We'll recommend the best system and the correct size for your home.
Right Size, Right Price
Smart shutoff valves come in 3/4", 1", and 1 1/4" to match your main water line. The wrong size can restrict your water pressure, so we measure your line and install the correct size.
Installation starting at $1,095. Final price depends on your main line size, confirmed at your free in-home estimate. Every install includes your insurance verification letter.
It may pay for itself: many insurers offer a premium discount for installing a smart shutoff valve, which can help offset the cost. Discounts vary by carrier — check with your agent.

Smart Water Shutoff Valve FAQ
Why is my insurance requiring a water shutoff valve?
+
Many California insurers now require an automatic water shutoff valve before renewing a policy, especially for older homes or homes with prior water damage. Water damage claims average over $11,000, so carriers want these devices installed to reduce risk. A smart shutoff valve detects leaks and shuts off your water automatically.
Do you provide the verification letter my insurance needs?
+
Yes. We handle the install AND provide the verification letter documenting the professional installation of an automatic water shutoff device on your main line. You submit it to your carrier to satisfy their requirement.
How much does installation cost?
+
Installation starts at $1,095 for a 3/4" main line, $1,295 for a 1" line, and $1,595 for a 1 1/4" line. Labor-only (you provide the device) is $650–$795. Your final price depends on your main line size and is confirmed at your free in-home estimate. Every install includes your insurance verification letter.
What size do I need — 3/4", 1", or 1 1/4"?
+
The valve must match your home's main water line. Using the wrong size can restrict your water pressure, so we measure your line during the free estimate and install the correct size.
Which brand is best — Moen Flo or Phyn?
+
Both are excellent. Moen Flo comes in 3/4", 1", and 1 1/4" sizes so it fits any home. Phyn offers high-definition leak sensing but is limited to 1 1/4" and smaller lines. We carry multiple brands and recommend the right one for your home.
How long does installation take?
+
Most installations take about 2–3 hours, including device setup, app configuration, and a full leak and pressure test.
Will this lower my insurance premium?
+
Many insurers offer discounts for an automatic water shutoff device because it reduces water damage risk. We provide the documentation to submit to your carrier. Discount amounts vary, so confirm with your agent.
